🚨Important 🚨Please review the following information carefully before making a reservation. GUEST ACCESS: Guests have access to the entire home except for the owner's storage closets (x2) and pantry. GUESTS have access to the riverside picnic area which has its own river access point. 🛶 🎣 💻 Wi-Fi ACCESS: Reliable internet service is provided via Starlink satellite. Please be advised that the speed and reliability of this service may differ from traditional cable internet, and we cannot guarantee performance. Cellular service may also be limited on the Property. 🐶PETS ARE NOT PERMITTED🐶 - Code of Virginia, § 51.5-44.1. Fraudulent Representation of a Service Dog or Hearing Dog; Penalty. In Virginia, it is illegal to misrepresent a dog as a service animal. Anyone who fraudulently claims that a dog is a service dog or hearing dog is guilty of a Class 4 misdemeanor. GUEST CAPACITY: The total number of guests allowed on the premises is strictly limited to 8, as specified in the reservation. No outside visitors or overnight guests are permitted. NO PARTIES, NO EVENTS: the hosting of such events is strictly prohibited. NO ILLEGAL SUBSTANCES AND ACTIVITIES: The use of illegal substances is strictly prohibited on the Property, and any violation of this rule will result in immediate eviction. QUIET HOURS: Quiet hours are in effect from 9:00 PM to 7:00 AM. No parties or loud activities are allowed. SMOKING: Smoking, vaping, and hookah are strictly prohibited inside the cabin and within 100 feet of the Property. AIR CONDITIONING/HEATING: The house is equipped with various heating and cooling units throughout the Property, including each Bedroom. These units are operated by remote controls that must remain securely attached to the wall. If a remote control is found to be missing upon arrival, please notify us immediately. NO FIREWORKS. The use of fireworks on the Property is strictly prohibited. WATER AND SEPTIC: The property is equipped with a private well and septic system. Please note that the well water may have a high mineral content, even after filtration, so we recommend using caution when utilizing it. The septic system functions effectively under normal conditions, but it can become clogged if inappropriate materials are flushed down the toilet. Please dispose of only toilet paper in the toilets; never flush feminine hygiene products. WAIVER OF LIABILITY FOR USE OF HOT TUB: Guests agree to exercise extreme caution and care while using the hot tub on the premises. Guests are responsible for any repair charges due to damage caused to the hot tub or the Property as a result of their actions. It is mandatory for everyone using the hot tub to shower and clean their feet beforehand. No oils, bubble baths, soaps, liquids, or any other harmful materials are allowed in the hot tub. Glass products are strictly prohibited in and around the hot tub. Guests acknowledge and accept the risks inherent in using the hot tub and release the Host/property owner from any claims, liabilities, or losses arising from hot tub usage, including but not limited to personal injury or property damage, regardless of negligence. ‼️Please be advised 👶🏻👶🏻👶🏻 Babies & toddlers 👶🏻👶🏻👶🏻 Please note that while the house is child-friendly, it is not childproof. Adult supervision of children is required at all times. Guests are responsible for assembling and operating each item and must supervise their children at all times. Here are the items available for your convenience: 1- The kitchen is equipped with kids' utensils, plates, sippy cups, a bottle warmer, and two Fisher-Price Toddler Booster Seats (located under the coffee station) 2- A Bumbo Baby Soft Foam Seat (located in the kitchen under the stove cabinet) 3- A high chair (located in the laundry room) 4- kids' toys (entertainment room) 5- Two potty chairs (in the half bath on the second level and the master room's bath under the sink) 6- Graco Pack 'n Play On The Go Playard, Kaden (Basement bedroom) with mattress and mattress protector. 7- Munchkin® Sit & Soak™ Non-Slip Dual-Stage Ridgid Baby Bathtub with Padded Foam (Main bathroom) 🛶River toys, products, and equipment, such as kayaks, paddleboards, canoes, inflatable tubes, fishing tools, life jackets, and river rafts, are not provided. Guests are welcome to bring their own items at their own risk, but they must keep them outside the House at all times. By using their equipment, guests acknowledge and accept the inherent risks and release the host or property owner from any claims, liabilities, or losses that may arise from their usage. This includes, but is not limited to, personal injury or property damage, regardless of negligence. Three local companies offer rentals and delivery services for kayaks, stand-up paddleboards, and pontoon boats, as well as shuttle services: Front Royal Outdoors, Front Royal River Adventures, and Shenandoah River Outfitters. 🏪 Be sure to bring groceries, as the cabin is located deep in nature. Food and other supplies can be purchased at Walmart in Luray, which is 15 minutes away, and at Martin's in Front Royal, which is 20 minutes away. The two closest gas stations with convenience stores are located 10 minutes away. 🦟🪲🐞The house is situated in a peaceful wooded area, and you'll likely encounter charming nature companions such as spiders, bugs, and critters, especially during the warmer months. To help keep the cabin bug-free, we kindly ask that you keep all doors and windows closed. At night, please remember to close the curtains. It is essential to clean the kitchen thoroughly each night and to securely wrap up any food. Leaving food or trash outside can attract wildlife, so let's keep everything tidy! We have quarterly pest control services in place; however, please note that we cannot offer refunds for any bugs or critters that may wander in. Thank you for your understanding, and enjoy your stay in this beautiful setting! ✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and security deposit. We know security deposits are annoying, so to make it easier on you we have 2 options that you can choose between: Option 1: Damage Waiver ($59) – Have a worry-free stay with coverage for up to $1,500 for accidental damage (spills, breaks, mishaps) with no surprise charges. Just relax and enjoy your stay. Coverage up to 10 nights, +$2/day for longer stays, and provided by a third-party insurance company. Option 2: Security Hold ($2,500) – Temporary hold that releases after your stay. To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account – it's a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots. Your guest portal includes advertisements with third-party upgrades that you may want to enhance your stay.
